Homebuyers shopping in the $300,000 price range will discover limited choices in the Pittsburgh area, and what little is available is not on the market for long.
Thatâs the word from Patty Cappelli, a realtor with Howard Hannaâs Mt. Lebanon office. Cappelli says that at this time of year, there normally would be anywhere from 100 to 150 listings in the Mt. Lebanon area in this price range, but right now there are about 60.
In Mt. Lebanon, a $300,000 home would typically have three bedrooms and two full baths, Cappelli says. Houses farther away, say in South Fayette, may have more space, but also require a longer commute to the city.
And many of those homes are routinely selling above the asking price. âItâs a little more desperate now,â Cappelli says of the current market.
The are even fewer choices in the city, particularly in the eastern neighborhoods of Shadyside, Squirrel Hill and Morningside, says Molly Howard a realtor with Howard Hannaâs Shadyside office.
In Shadyside, there are two condominiums but no homes at that price, and there is one in Point Breeze and one in Squirrel Hill. And as in the South Hills, they donât stay on the market very long.
